USC Student Apartment Amenities That Actually Matter

Every student apartment building in Columbia lists its amenities. Most of the lists look the same. But there’s a real difference between an amenity that gets used every week and one that shows up in the brochure and nowhere else.

If you’re comparing places, here’s how to sort the amenities that actually shape your year from the ones that just fill the tour.

Amenities you’ll use every week

Start here. If a building nails these, most of your daily quality of life is handled.

In-unit laundry. Shared laundry sounds fine until it’s finals week and every machine is taken. In-unit means you can do a load at 11 p.m. without leaving your apartment.

A reliable gym. If it’s on-site and open early and late, you’ll use it. If it’s a token weight rack in a windowless room, you won’t. Look at the equipment, the hours, and whether it feels like a space you’d actually spend thirty minutes in.

Fast internet included. Bundled internet at speeds that handle streaming, gaming, and video calls without buffering is now baseline. Ask what’s included and what the actual speeds are.

Secure package receiving. Between Amazon, textbooks, and everything else, packages arrive weekly. Buildings with dedicated lockers or a staffed area save you from the porch pirate problem.

Amenities that shape your semester

These are the ones that matter more than you think when the calendar gets busy.

Study space that isn’t your bed. Somewhere quiet, well-lit, and outside your unit. When your roommate has friends over and you have an exam Tuesday, this is where you go. Look for real chairs, real tables, and outlets.

Outdoor space. Columbia has good weather most of the year. A pool deck, courtyard, or rooftop that’s actually usable adds a room to your apartment for free.

Community events. Some buildings coordinate resident events. Some don’t. Either can be fine, but ask what’s actually happening, not what’s on the marketing page.

Amenities that are nice but not decisive

Don’t pay a premium for these unless the rest of the building holds up.

Coffee bars, game rooms, golf simulators, resident-only cafes. Real if they exist, but they’re the things you’ll use a few times a semester. Great as a plus, not as the reason to sign.

How to actually evaluate on a tour

Walk through the amenities during your tour, not just past them. Sit in the study lounge for a minute. Look at the gym equipment closely. Ask when the pool is open and how often it’s crowded. If an amenity is hard to see or the tour skips it, ask why.

Also ask how the amenities are maintained. A great gym that hasn’t been serviced in a year isn’t a great gym. Buildings that keep their amenity spaces clean and functional are usually the same ones that respond quickly when something breaks in your unit.
